Few materials used to protect a roof are more versatile and more able to substantially reduce the TCO of your roof than liquid rubber coatings.  For a relatively small cost, periodic coatings with rubber can potentially extend the lifespan of nearly any roof type almost indefinitely, while adding significant operational benefits.

What Is Liquid Rubber Coating?

There are several options in rubber roof coating on the market, but the most common and useful are elastomeric thermoplastic rubber polymers.  These rubber coatings can often be applied simply by spraying on, and can instantly bond to nearly any roofing type without the need for other primers or adhesives.

Once set and in place, the rubber creates a gas and water impermeable barrier which exactly conforms to the dimensions and topography of your roof.  Its elastomeric properties allow the coating to expand and contract along with heat variations during the day, and across the seasons, without becoming brittle or cracking.

Likewise, while not totally impervious, rubber is an extremely hardy material which is difficult to tear or scratch deeply enough to affect coverage.  It is only generally susceptible to punctures, which are rare except perhaps in areas with high frequency of serious windstorms.

Plus, should the coating become worn down over time, it can be repaired simply by applying a new coat.

What Benefits Does Liquid Rubber Coating Bring?

The primary benefit is weatherproofing.  Rubber is, of course, completely impervious to water and snow, and largely gas-impermeable as well.  This protects both your roof and the structures below it.

It also prevents direct damage and wear and tear to the roof itself.  Factors such as rust and weathering become far less of a threat, because only the coating wears down - not the vital underlying components.  It is this property which allows rubber coatings to greatly extend the functional lifespan of the roof and eliminate the need for most other types of repairs.

Depending on the type of rubber used and the type of roof, liquid rubber coating can also help with energy bills.  Many common roofing types are dark in color, and tend to absorb heat.  An application of a lightly-colored rubber will substantially increase the roof's heat\UV reflectivity, resulting in less retained heat and therefore lower air conditioning costs.

In some cases, rubber coatings can even reduce your tax burden as well, either by qualifying under eco-friendly tax credits or preventing unnecessary capital expenses.
