Repairing A Layer of Modified Bitumen Coating on Your Roof

Modified bitumen coating is one of the most popular solutions for protecting a flat or nearly-flat roof. It provides superior resistance against the elements and damage to the roof, as well as adding extra benefits like flame resistance. However, no coating solution is perfect, and there's always the possibility of the bitumen coating becoming cracked or punctured. Luckily, when modified bitumen coating is damaged, repair is possible!  There are a few different ways it can be handled, although applying a patch is the most common method. Repairing A Rooftop with Modified Bitumen Coating

Determine the extent of the damage.

The big issue with repairing a modified bitumen roof surface is the question of whether moisture has made its way into the asphalt layer and, if so, how much. It's necessary to inspect the modified Bitumen Roof. If moisture damage has occurred, any affected insulation or lower-level deck material will have to be replaced before the top can be patched.

Cleaning the membrane.

Obviously, a patch job needs a clean surface. The outer membrane needs to be thoroughly swept of any dirt or debris. Do not power wash the surface, as any extra moisture can get trapped in the membrane.

Deal with any weathering.

Depending on the amount of damage and how old the coating is, the asphalt layer may have become significantly disturbed and may be in need of some thick coating to fill in any gaps in the membrane.

Patching the roof membrane.

Before starting any project, the roof needs to be completely DRY. No morning dew or moisture of any kind should be present on the roof. The patching process itself is relatively simple and straightforward, with liquid rubber coatings purchased straight from manufacturers. A mastic coating, like TRUCO's 7174 Elastomeric Flashing Cement can simply be applied to the affected area and reinforced with polyester membrane, along with leaving a few inches on all sides to ensure total overlap without any gaps. Once the fabric is embedded into the mastic, use a clean and dry paint brush to back sweep the polyester membrane so no wrinkles, blisters, or air pockets are visible. Finally, apply a layer of top coat to seal the fabric, so no moisture can penetrate it and the patch is complete.

Modified bitumen is an excellent material for covering a roof, but it can be made even more durable through the addition of rubberized coatings. The coating adds even more resistance to the elements, and prevents debris from damaging the bitumen underneath. It's also easier to repair.
